(floor area ratio)maximum values would be adapted to from the Centre City Mixed Use District (CC-X) to encourage residential development in this location.”… Floor plate restrictions would be included in accordance with The City’s policies for the Centre City to ensure adequate light penetration between towers [other river park shadowing restrictions apply]. Rules concerning the location of uses would be included to support the activation of the street level.” — from City Council agenda item.
